Are you relying on FEMA maps from the 1970s to accurately reflect your property’s probability of flooding? Are you sure the maps are still valid? Conditions change over time, but flood maps rarely do. For example, a map of record may not reflect a recently built flood-control structure. That structure could possibly lower your risk of flooding (and, in turn, reduce your insurance premiums), but without current maps and data, your risk assessment remains unchanged.
In 2002, FEMA launched a map modernization program (Map Mod) to update the nation’s flood maps, but, because of limited resources, only 65 percent of the nation’s surface has been remapped. The maps of record for the remaining 35 percent are still the original maps—some of which are three decades old and obsolete. By the same token, recent maps as well can be rendered obsolete as a result of subsequent land development. To ascertain your actual risk, you need information that’s up to date.
