198 acre planned community with 312 single-family lots and 78 acres of open space consisting of preserved wetlands, woodlands, walking trails, and a community pool.

Project services include:

Copperleaf is a 198 Ac. open space community based upon conservation development principles for the preservation of natural features. Numerous meetings were held with other consultants and city staff to determine the preservation of the natural features and setbacks. This less intrusive response succeeded in preserving the existing woodlands and wetlands, minimizing the number of stream crossings and vastly reduced the amount of site grading and infrastructure required to support a traditional residential development. In addition, the conservation design principles allowed for a modified street section with a narrower right-of-way and road width and a sidewalk on only one (1) side. The majority of the single family lots back onto the open space connecting it with either a trail system or recreational areas.  In addition, the preservation of the existing streamways and vegetation reduced the requirements for stormwater management by decreasing the peak volume and increasing the upland treatment time for the stormwater events compared to the traditional residential development.
