Scope

  • Phase II - Due Diligence/Cost Estimating/Conceptual Planning.
  • Project Entitlement.
  • Assistance with Coordination and development of the Transportation Development District (TDD) for all new Phase II improvements.
  • Phase II Public Roadway and Infrastructure Design.
  • Reconstruction of certain Phase I roadway improvements.
  • Construction management and assistance for portions of the TDD funded projects.

Construction of phase II of the development occurred through months of construction that included multiple general contractors on the site at the same time.  Lutjen, Inc. provided detailed site civil construction documents that allowed three separate general contractors to work side by side on both public and private infrastructure and new building construction, literally within several feet of each other.  Zona Rosa proved to be a very challenging project from a planning, surveying and engineering perspective; however, it provided a unique opportunity for Lutjen, Inc. to demonstrate our responsiveness and our extensive experience precisely for this type of development.
